This 500 sf addition to a modern house, built in 1962, bridges the existing house roof and the excavated hillside beyond. It includes a two bedroom suite, and saltwater pool and spa with adjacent pool bathroom, laundry, and patio and offers views across the Los Feliz Hills to the Griffith Observatory.
The steep hillside limited options for where to site the addition, pool and yard. A new retaining wall surrounds the rear yard on three sides and creates a new upper yard at the floor height of the third story addition. This allows for private yard space adjacent to the Girl's Rooms and overlooks the pool from above. The Girl's Bathroom has views of the Observatory. The second retaining wall edges the pool which runs perpendicular to and under the addition. It creates outdoor living space adjacent to Living Room and steps up to a deck that joins the sliding door from the Master Bedroom to the spa.
